Planning and Zoning Commission Public Hearing
The Mount Prospect Planning and Zoning Commission held a public hearing on this item at their Thursday, February 14, 2019 meeting. The proposal received a recommendation of approval by a 5-1 vote to the Village Board.

Village staff has been working closely with First Equity Acquisitions, LLC and Harlem Irving Companies on the Central and Main Proposal. The original plan for the apartment style building, as initially presented to the public, was a 4-story, reverse E shape design with 3 overhanging drive through canopies, which had a 25’ 7” setback to the adjacent single-family homes. Resident concern indicated a need to increase the rear setback from the adjacent neighbors.
The revised plans removed the overhanging canopies, added a 5th floor and a rooftop amenity. The new setback to the adjacent single-family homes is now just under 67’. Staff received newly updated elevations and renderings (see image, above), which were included in the proposal reviewed by the Planning and Zoning Commission on February 14, 2019.
The proposed development consists of 97 rental apartment units (includes 14 studio, 51 one bedroom, 28 two bedroom and 4 three bedroom units) and features two amenity areas including a rooftop deck. 130 parking spaces are supplied at-grade and partially enclosed. The developer will also be providing improvements to the roadway and streetscape in a manner consistent with the existing downtown aesthetic.
