A New Downtown Gateway Takes Shape at 310 W. Northwest Highway

The Village is proud to announce the completion of a transformative project at 310 W. Northwest Highway—turning a former automotive service property into a welcoming new gateway to the downtown district.

For decades, this site was home to automotive repair and fueling operations dating back to the 1930s. When the longtime owner expressed interest in retiring, the Village recognized a unique opportunity to reimagine the property and invest in the community’s future. The acquisition allowed the Village to introduce much-needed green space in an otherwise fully developed area while creating an inviting entrance into downtown.

From Industrial Use to Community Asset

Redeveloping the site required thoughtful planning and environmental stewardship. Due to its history as a gas station and repair facility, the property contained soil impacted by past operations—conditions commonly found at similar sites. The Village worked collaboratively with the former owner and environmental experts to advance remediation efforts and pursue regulatory closure through the Illinois Environmental Protection Agency (IEPA).

Extensive environmental evaluation and planning confirmed that the site can be safely restored for public use. Remediation measures—including soil removal and replacement with clean material—ensure the space is both safe and sustainable for long-term use. Importantly, there is no impact to surrounding properties.

A Thoughtfully Designed Gateway

The completed gateway blends the beauty of green space with the visual impact of a landmark feature. Designed as a passive space, the site emphasizes aesthetics and arrival rather than congregation. Visitors will notice:

  • Native plantings, trees, shrubs, and seasonal flowers
  • Permeable green surfaces that support sustainability
  • Decorative brick walkways
  • Pedestrian-level lighting
  • Six new public parking spaces

At the heart of the space stands a striking clocktower, serving as a visual centerpiece and symbolic marker of the downtown entrance.

Project Milestone: Clocktower Installation

The final and most anticipated element—the clocktower—was recently installed, marking the completion of the project. Two cranes were used to carefully lift the structure into place at the center of the plaza. Crews then installed the top portion, bringing the landmark to its full height and completing the vision for the space.

Investing in the Future

The project was funded through the Prospect & Main Tax Increment Financing (TIF) district, reflecting the Village’s commitment to strategic reinvestment in key areas. What was once an aging commercial site is now a vibrant, welcoming gateway that enhances the character and identity of the downtown.

This project represents more than a physical transformation—it’s a statement about the Village’s dedication to thoughtful redevelopment, environmental responsibility, and creating spaces that leave a lasting impression.
