Introduction

This Guide will walk you through services the Village of Mount Prospect offers which may be of interest to the business community including Planning and Zoning, Public Works programs, safety services and licensing. Village offices are located at the Mount Prospect Village Hall, 50 S. Emerson, one block north of U.S. Rte. 14/Northwest Highway and one block east of IL Rte. 83. Thank you for investing in Mount Prospect! The Village works to maintain a positive business climate so that existing Mount Prospect businesses will choose to expand in the Village and new businesses will invest in the community.

Established as a farming community soon after the Great Chicago Fire and incorporated in 1917, Mount Prospect is currently home to over 56,000 residents. Mount Prospect has matured into a dynamic community of tree-lined neighborhoods, retail centers both large and small, and architecturally pleasing light industrial/office complexes.

The Village is a vibrant community located 22 miles from downtown Chicago and just minutes from both O’Hare International Airport and Palwaukee Airport, which services many corporate and private aircraft. You’ll find a full range of available business locations from the Kensington Business Park and Randhurst Mall to the rebuilt downtown, southern industrial properties near O’Hare and our entrance to Interstate 90. Mount Prospect commercial sites include 26 shopping centers found throughout the Village along Northwest Highway/Route 14, Rand Road/Route 12, and other arterial roads.

When selecting a Mount Prospect location, the new business owner should make their first contact with the Village through the Department of Community Development. This department includes three divisions: Building, Environmental Health and Planning. They are responsible for enforcing the Village’s Building Codes, Health Regulations, Zoning Ordinance, Sign Ordinance and Development Code.

A variety of Village services are available to help you establish your business in Mount Prospect and the following will describe some of the reasons you may contact each department as well as identify the various components of the Village Code you will need to consult.

Choosing Your Business Location
When considering commercial properties in Mount Prospect, you must verify (or obtain) property zoning. The Village zoning map is found online. The Zoning Classification for a property dictates the permitted uses for a building on that land parcel as well as the size and placement of the building. You would then consult the Village Code, Chapter 14 for additional information. Within each zoning classification certain uses are permitted; others may require Conditional Use approval.

If you will need a Variation or Zoning Change for a particular property, you will work with the Planning Division of the Community Development Department to bring your project before the Planning and Zoning Commission.
